SouthSide Works comes to life.
With new lease announcements, new developments and a focus on local and lifestyle activities, the new “inside outside” perspective of the green activates green spaces, connects the path to the city center and offers new opportunities for one of the oldest neighborhoods in Pittsburgh.
The tenant mix at SouthSide Works remained diverse and exciting – from office tenants like Amazon, General Dynamics and American Eagle to a mix of local and national retail tenants like Shop 412, The Cheesecake Factory and REI.
The new owners Somera Road are currently developing the new Town Center concept, which includes outdoor food and drink concepts, a stage for live performances, as well as green spaces and stylish communal areas in all seasons. Plans also include developing the property’s sprawling green spaces with a dog park – with a stop for food and drink for a refreshing romp with your furry friends, a children’s playground, and several public art activations. Somera Road has currently allocated $ 37 million for property updates and improvements on all fronts.
In addition to this external development, the old cinema is being converted into innovative office space with the aptly named Box Office. The plans convert the theater space into 77,000 square feet of Grade A steel and glass, providing prime office space for businesses looking to find a home in Pittsburgh or expanding their current presence.
Somera Road’s vision for the development increases daily traffic on the property by an estimated 500 people and provides an added incentive for the new retail tenant mix. Close to the hiking trail and river bank is a large deck overlooking the property, as well as new outdoor facilities. The box office is a work campus opportunity specifically tailored for life after 2020.
The property will also securely activate community programs and special popups from the 2020 holiday season. The property is also swapping out the old Christmas tree for a more adventurous holiday lighting dubbed The Light Garden. The Light Garden is set up for seasonal selfies or family photos and will be active through January.
2021 will also bring additional development projects and leasing announcements. Somera Road plans to develop a riverside multi-family residential and office project that will open not only the Monongahela Riverfront to future real estate residents and professionals, but to the entire community.
With 230 planned multi-family houses and 200,000 square meters of office space on the waterfront, the owner group is concentrating on taking advantage of the beautiful view of the city downstream while preserving the integrity of the natural surroundings on the riverbank.
Innovative programs and partnerships are also on the agenda at SouthSide Works in 2021. More announcements and highlights will follow shortly.
